There is no cell service up here
Some owners have found a connection at higher elevations with AT&T. There is no service at all in the canyon and at the gate. If you are trespassing, and get stuck for some reason, owners are under no obligation to help. It is a long walk back to Springville and an expensive vehicle rescue. Be smart.
No Hunting
This means there is no hunting on Upper Whittemore property.
No Shooting
This means there is no shooting in the development.
No Fires
Fires in fire pits are the only way it’s cool to do so. Please help keep Upper Whittemore char free.
We Don’t Dispose of Trash
Owners are responsible pack out any trash that they create. Upper Whittemore Property Owners Association does not collect trash nor does it maintain a community dumpster of any kind. Please do your part.
We have posted speed limits in Upper Whittemore Canyon
These are maximums, not minimums. You like washboard roads? Driving fast creates that stuff so slow down. Sometimes weather and road conditions often make it unsafe to drive at the posted level. Please slow down and be careful. Severe injuries and loss of life have occurred here by driving too fast for the conditions.
Wild Animals
Believe it or not there are still wild animals in the world and Upper Whittemore is lucky enough to be the home for some of them. Deer, elk, mountain lions, bears, skunks, badgers, mice, and even a bald eagle or two. We have them. If you have small children up here with you it’s a good idea to know where they are at all times. Small pets can easily become part of the food chain if left outside unattended. If you see something let us know and we can post about it.
There is no parking along any road
In Upper Whittemore Canyon if you park along the road, we may tow your vehicle. You may park on your land if you are a property owner. If you are a guest you may only park on the land of those who have invited you. Please be courteous.
If you get stuck
UWPOA is not responsible for getting you out, nor are we under any obligation to help. If you get stuck or have some kind of emergency where you park on the road, write your lot number and phone number on a piece of paper visible on your dashboard. This allows us to contact you before we tow your vehicle. However, remember that we usually tow first and ask questions later. Our primary concern is safety and we must keep the roads clear of parked vehicles.
We do not allow trailers to be pulled up or down
Every year, traffic is blocked and vehicles wreck because someone believes they can pull a trailer up (or down) Oakwood Drive. Please Don’t.
No short-term rentals
UWPOA prohibits short-term rentals.. You cannot rent your cabin or property. If you are renting your cabin on an overnight basis, you are knowingly breaking the rules that you have agreed to by owning property in the Upper Whittemore Canyon community.
Maintain defensible space
Please clear the undergrowth and dead timber from your lot. You may not have an open fire or flame of any kind for any reason outside your cabin, even on your own property.
Please use your gate key
Please do not tailgate through the gate behind someone else. You do not have to let the gate close all the way, but stop and use your remote opener to reverse the gate direction when another vehicle has passed ahead of you. Almost every month we spend money to repair the gate because someone tags along to run the entrance before the gate closes. Let’s save our money for fixing the roads or some other good cause.
If you are building
If your contractor or subs are caught speeding, they will not be allowed to drive into the subdivision. Please tell them you expect them to slow down and obey the rules. Please be aware that we have to close the roads to heavy construction vehicles during the winter. This means that you cannot have materials delivered to your lot when the roads are closed to construction traffic. If temperate weather allows an exception to this policy, you must obtain permission in advance from the UWPOA Road Guy. The Road Guy is a member of our board of directors and contact information is provided on our website.
Snowmobile access
Snowmobile access is for Upper Whittemore Owners and their accompanied guests. You cannot send your guests to snowmobile; you must accompany them at all times. All snowmobiles inside the Upper Whittemore Canyon community must exhibit an UWPOA snowmobile sticker. Only owners may purchase stickers. We do not allow snowmobiles without current stickers into the community.
There is no ATV access
Upper Whittemore is just a loop and you cannot get to anywhere outside of the Upper Whittemore development without trespassing. ATVs may only be ridden on the roads in Upper Whittemore. All other “trails” are actually trespassing on private property.
